Many issues which cause a system failure can often be detected and avoided  through regular maintenance.

Replace Your Air Filters Regularly for Improved Comfort and Efficiency

The most important maintenance task is to routinely replace or clean filters. Dirty filters block normal airflow and significantly reduce a system’s efficiency.  The blocked airflow puts additional strain on the  motors which could then overheat and fail.  Keeping your filter clean can lower your energy consumption by five to fifteen percent. Filters may need to be changed more often if your system is subjected to dusty conditions or especially if you have pets in your home.

Coils Need to Breathe

The air-conditioner's evaporator coil and condenser coil get dirty over months and years of daily use.  Over time the evaporator coil will collect dirt, reducing airflow and its ability to absorb heat. Outdoor condenser coils can become very dirty through regular use.  Outdoor pets, dryer vents, leaves and foliage, lawnmowers and nearby construction can be sources of dirt and debris that can cover the coils and reduce air flow.  Have your coils checked every year and cleaned when necessary.

Normal Wear and Tear

Most people run their comfort systems non-stop year-round.  Just like any mechanical item, over time some of your system's parts will begin to break down and fail.  Motors, belts, bearings, filters, switches, fan blades, contactors, capacitors, control boards, valves pilots, sensors, burners and heat exchangers  should all be checked regularly to ensure they are in good working order.
